I already have software, so why do I need BREAL?


If you already have a CRM you most likely have part of the process of a sale or a lease settled. No. When you create a Sales tab for a property, the system does not allow you to create another sale card for the same property.




Can I control the payment of commissions to my executives?


Yes. For each sale or lease you can indicate the commission to be paid to your executives, including the state and means of payment.

What types of lease agreements does BREAL support?


BREAL supports single and multi-property leases. A simple lease contract is one that includes a single property. A timeshare lease is one that includes multiple properties in the same lease, even with different start and end dates per property.




Can I print my lease agreements and other documents?


Yes. You can generate email templates that will allow you to generate a lease or other documents. You can send them by email or copy them to another format such as Word for processing.




Can I recalculate the prices of the lease by adjusting for inflation?


Yes. You can include the reset percentage to apply to recalculate the new rental value and send an email with the readjustment letter for the next period. In addition, you can generate a report that allows you to determine the leases that must be readjusted in a defined period.




Can I send payment vouchers?


Yes. You can send proof of payment by email of the rent payments received.




Does the system notify me when the lease agreements expire?


Yes. It sends an email to the users that are defined, which can include the owner, the tenant, the resident, the administrator. In addition, you can generate a report with the leases to expire for a defined period.




Does the system support 'Staggered Leases'?


Yes. The staggered leases are those that have different lease values in different periods of the lease. The system allows to define lease amounts between several sequential start and end dates, updating the payment table are their respective lease amount by payment date.




If I operate in Chile, the system automatically brings the value of the UF and the CPI?


Yes. The system is integrated to the Superintendency of Banks and allows a specific date to bring the value of the Development Unit (UF) and the Consumer Price Index (CPI). The value of the UF can then be massively updated for all the lease payments that apply or to carry to pesos any amount expressed in UF such as the amount of sale, payments or leases.




What does the field '' Days of Beginning of Contract Review 'refer to?


The Contract Revision Start Days are the days that are defined by the lease contract prior to the maximum date to give notice of the term or renewal of the contract. The system automatically sends an email to the defined users when a lease reaches that date. What is an object?


BREAL is developed based on objects oriented programing. Each object is self-contained, and each bit of functionality does its own thing while leaving the other bits alone.

It is a tab that groups fields of the same concept. For example, the Properties object has all the fields that describe or are required to describe or specify a property.




What is an application within BREAL?


An application in BREAL is a specific business process, for example, Administration of Lease Agreements. Includes all the objects necessary to execute that process.




What is a type of Registry?


A Record Type is a field within an Object, which allows to display different screen configurations for that same object. Each screen configuration has different fields. For example, the Lease object has two types of records (Single Lease and Lease Multi Property). Each one is used to manage a different type of lease contract and in each tab only the fields of the type of contract defined by the type of record are shown.




What is a View?


Views are quick reports that can be configured on each object or token. The user can create as many views as required and include in each one the fields or columns of a specific object. You can directly edit the fields of an object through a View. Views can join and simplify multiple tables into a single virtual table.
